What is the name of your state (only U.S. law)? NY

For the last 11 years I have been renting in an HDFC (http://en.wikipedia.org/wiki/Housing_Development_Fund_Corporation_(HDFC)) housing from a share holder who lives in FL and has three units in the building. I am supposedly renting her daughters place who has lived in Europe for the past 15years. The bylaws of this place state that you have to live here 80% of the time (she has never stepped into my place all these years). The by-laws of the house also state they cannot charge over 10% above the maintenance (she has charged me double through the years). Recently the new board realized that there have been so many mistakes that they increased the maintenance by 30% and also assessed the shareholders and additional $250/month for 7 years...of which my landlord has passed everything to me. I am struggling to pay my rent so I refused to pay the increase....and she now has started eviction procedure and I am at a loss as to my options. I am tempted to take my problem before the current board, I know she is breaking all these rules of the co-op renting to me. I have always paid for all repairs out of my pocket...including the stove and fridge. I have invested so much because she was promising to sell the place to me. I have to have some rights..any one know?What is the name of your state (only U.S. law)?

If you are struggling to pay the rent, make the self preservation effort of moving.

Complaining to the HOA board may simply get the owner fined.

Look into the possibility of rent deduct for repairs, but do not make that step until sorting out what needs to be done to do so.
