What is the name of your state? What is the name of your state? What is the name of your state?Mass. My 70 year old mother has not paid taxes on her mortgage free house for 27 years. My siblings and I are trying to get her to rectify this situation by getting a reverse mortgage to pay this debt, before it gets foreclosed on by the town. My mother does not feel the urgency of this matter, even though Attourneys are phoning her and us. My mother is a procrastinator, and is living in denial that this will actually happen, and we are afraid she will loose the only real asset she has, if she does not act quickly. My Question: Can she still get a reverse mortgage for unpaid taxes if the town starts proceedures for foreclosure? Or will it be too late at that point? We are hoping this might help to show urgency of the situation, to promote action on her part.

Get her to mortgage counseling and a lender pronto. She can get a reverse mortgage as long as she still owns the property. All the taxes and late fees etc. can be paid out of the proceeds of the mortgage. Let the Town know she is going top get a reverse Mortgage and pay them off.

If she does not do a refi/reverse morgage before the sale she may have little or no recourse. In some states these is a redemption period, but getting a rev morgage after it is sold would be next to impossible.
If she is not willing/able to do anything about it may I suggest you get her to sign a POA for you and your family to do what you need to do to get the situation taken care of.

Best of luck
