Does your lease grant the tenants appliances? In other words are the appliances included in the rent?

Actually the lease specifically says without appliances.

PS -And for the record, I have never been in an area where the court is this obtuse about evictions. I can understand why landlords in this area play games and screw tenants. I've never had a tenant this bad before. I am about to go offer him $100 bucks to get out tonight. But I hate doing it.

When I got there last night he was loading up the truck. Apparently, not having a fridge is a big inconvenience.

I have now returned to using a property management company. 47 days to get as first hearing on an eviction is not something I want to handle personally.

Now I remember why I started using them in the first place.
