Property Manager Not Paying Rent

What is the name of your state? I am in MI the property is in GA.

I have a rental house in GA, and it is managed by a small realty company for a $50/month fee. February's rent was late so I called and she stold me it was sent back to her as undeliverable, but she would re-send it. I recieved it on March 14th and deposited the check on March 15th, it was returned to me by the bank for insufficient funds, now March's rent is also late, and the realtor will not respond to e-mail, office phone or cell phone. The local chamber of commerce says she is not out of business, but this is not the first time they have heard of this problem with her. Some questions: Who can I call to help me (BBB, local court etc...)? Can I just change realtors (before April's rent gets paid)? Can I file a small claims court case for Feb and March rent here in MI or do I have to file in GA? I believe the tennent is paying, but the realtor (property manager) is not. Any help??

you will probably have to sue where the rental is located because it happened there. Do you have contract with property manager. if so maybe you could get them for breach of contract. I would check to see if the state where this is going on has a realtors board (not sure if they could help.) probably easiest and cheapest thing is sue them in small claims and hire someone else. IF the tenant is paying please do not take it out on them because they are probably unaware that this is going on.
