What is the name of your state? PA

My father's name is on the mortgage of the home in which I live. I pay the mortgage, taxes, etc. At this time I can not qualify for a mortgage on my own. To protect my interest in the home, he wants to get my name on the Deed/Title. Can someone let me know how we do this? If at all possible, we'd like to do it the easiest way. Thanks.

If there is still an open mortgage, a quit claim is NOT wise, as this could trigger a due on sale clause.

Now if he quit claims to BOTH you and he, this may avoid triggering the due on sale. Be aware there are tax consequences of any gifted interest.

Too bad you are buying a home and can not get any of the tax benefits associated with that.

See an Atty and pay a few hundred to make sure you are doing it to your best advantage.
