Hi,

My mom's getting older with some health issues. It's possible that a nursing home/assisted living is in her future (years from now). So, we have been thinking about transferring ownership of her house to my brother (not me because I am not financially stable) in order to protect the house from "estate recovery" after she dies.

However, I hear that this does not work unless the transfer took place many, many years before the person goes into the nursing home.

So how many years beforehand does the transfer have to have taken place in order to consider the property safe from "Estate Recovery" after she dies?
