What is the name of your state? NJ

My ex-husband has agreed to be bought out of his interest in the house that we both own. I have inquired from my mortgage company and was told that that when I refinance the mortgage solely under my name, that they would take care of the preparation of the quick claim deed that my ex-husband would sign, to waive his rights to the property.

Is it true that no transfer taxes need to be paid, in this kind of transaction?

Would I need to hire the services of a real estate lawyer for the closing, or is it sufficient that I employ the services of the mortgage bank?
