 and :( I need to know if the realtor/seller contract legally binds me to sell my home using agency even if my home was never shown or advertised by agency except for about a week on internet website???Just listed it with agency a couple of weeks ago due to foreclosure auction being set for end of month...They did nothing to move home other than a few pics of inside and out as well as run on internet for about a week...When i signed contract i asked agent specifically would this legally bind me to sell only sell...She said yes....Now i think maybe have other options..Can i pull out now and take off market and if so will have to pay them a percentage anyway???? Remember now i have received an offer that i accepted from my neighbors that unfortunately we are having to do now thru real estate agent.....Is there any hope????

Depends on your contract and when it expires or expired.

If it is at all like 99% of the contracts out there, then yes, you owe a commission. If you wanted exclusions for certain buyers, they should have been included when you wrote the contract. If you wanted a termination clause for ineffective marketing, then you should have added it before signing.
