I read the lease and nothing is mentioned about the washer or anything in particular as far as repairs.....it says the landlord will provide a habitable property. And you are right, I do need them to cooperate when their lease is up. I guess I am just basing how I feel off of how I am as a tenant. As long as I have the basics I am happy. Thanks for your opinion and help!

Betcha this landlord will be back here in January wanting to know how to get the tenants out when he fails to give proper notice prior to the expiration date of the lease.

Thanks to those who gave help and advice without being pompous and arrogant. The situation has been taken care of and I am quite aware of the notice needed for the end of the lease, I rent myself but thank you SO much for your sincere concern!
