roommate is landlord

What is the name of your state? Mississippi

1. Tenant #1 rents a room to Tenant #2, thus becoming landlord over Tenant #2. Can Tenant #2's failure to pay share of utilities be grounds for 3 day pay or quit, or is this only for actual rent?

2. If a roommate is just obsenely nasty (for example a drunk that urinates all over the bathroom) would this constitute a health hazard and be grounds for eviction?

Cleaning urine up one only needs latex or vinyl gloves a 100 ct box of them is cheap at any drug store and all though the person who made the mess may not be a good roomate . if you end up cleaning it you take the same basic precautions you would when handling any body fluid as you would with many other situations and glove up . As far as it being grounds well if the person is a month to month renter give them proper written notice sent with a certificate of mailing and get rid of them according to your states laws . if they dont pay utility shares and they are supposed to then one way to do it is to take them to small claims court . But you might just be better off settling for getting them out . search your state govt web page links for LL/t info to learn about the notice one must give .
 
Thanks for your help, the tenant/landlord knows how to give notice and do the at-will termination, but was hoping for a way to do it in under a month if possible.

**A: you have been around this website long enough to know that you should have read the L/T law.
 
dammit homeguru i looked first and couldnt find it, besides you know the LT law doesnt always spell out things slowly enough for us dumb lays

P.S. Just curious, what do you professionals think of the show "Law and Order"
