Can the landlord require you to pay a security deposit, one month rent plus a cleaning deposit of 200, after living there for four years and never asked to pay a deposit when we moved in:confused:

**A: yes, and because you are on a month to month lease. In fact, L can even raise your rent provided the L/T law is followed.

security and cleaning deposit

Regarding the extra $200.00 cleaning deposit, i was told that this is a violation. The cleaning deposit should be included in the security deposit?. If i can't pay the extra rent and cleaning deposit will i be given a 60day notice or three day

**A: a cleaning deposit would be considered security deposit.
The law is clear as the total amount of deposit collected depending upon if the property was furnished (3x monthy rent) or unfurnished (2x monthy rent) and if there is a waterbed (add .5).

You should speak to your landlord and see if he can allow some sort of payment plan if you can't afford it right away. If you've been his tenant for some time and paid consistently on time, I'm sure he values having you as a tenant.

CAGUY25. Thanks for the advice. Unfortunately all this is happening because the landlord is mad at us for being witnesses for a tenant who was being evicted unjustly.
