What is the name of your state (only U.S. law)? DE
3 years ago I bought my home at the beach. The seller responded (in a signed form) that the roof was 5 years old per the HOA president (at that time). The roof at that time was actually 15 years old and now needs to be replaced. It’s likely a 4-5k charge.

What are my chances if I seek for the sellers to pay for the roof replacement due to the misrepresentation?

I don't see any chances. If he referred to the HOA president, it was clear that he himself did not know.

This is one of those easy complicated answers. Instead of wasting your time chasing a theory of misrepresentation, look at the overall picture. 50 year roofs are available. If you change it now, it will be cheaper than waiting 10 years. In 40 years who cares if the next owner needs to replace it. By having a clear date on age, you qualify for additional homeowners insurance discounts of about $100 per year plus you can pick a color that is AC friendly. resulting in lower cooling bills.
