Selling agent conflict of interest?

I have an exclusive right to sell agreement (ends in Aug) with my selling agent. Twice now she has used an open house on my property to gain new buyers agents for herself and has subsequently sold them other homes. To me this is a conflict of interests in that as my selling agent she should not be using my house as advertising to her as a buyer's agent and showing clients generated by my home other homes. It just feels like a conflict of interest in that she can't best represent my interests (selling my home to people who come to look at it) while taking people who are interested in my home to other properties.

Any thoughts on if this is a real conflict of interest?

You have an exclusive right to sell contract. That means that your agent is the only one authorized to sell your house. It does not mean that yours is the only house that the agent is allowed to sell.

The fact that your agent is having open houses and is getting enough traffic to get new clients means that your house is being marketed well. If you have concerns, bring them up with the agent, but so far it does not appear that your agent is doing anything unethical.

In fact, if she has un-represented persons show up at an open house and she doesn't try to become their buyers rep, I would consider her an idiot who couldn't sell a gingerbread house.

Ok, I just thought that she might not be trying to really sell my house, but to use my house as a leaping ground for new unrepresented clients she can sell other houses to. IE using my house as advertising (open houses) to get people in the door and instead of trying to sell my house, try to sell them another after they get in the door...kinda like a bait and switch

If any of those potential buyers that walked through your front door at an open house had any desire to buy your house, then you would have been presented with a sales contract.
