My question involves landlord-tenant law in the State of: Missouri

I have a friend that owns a rental apartment complex. He has a tenant that has been living for 6 years. He just found out that the person let a friend move in and the actual tenant no longer lives there. The person has been paying the rent but is often late. He is planning on changing the locks and attempting to take possession of the apartment in a few days. He has not filed eviction or spoke to the actual tenant. Is this legal? What can happen to him if he does this? The person has three months left on the lease and no past month balance. I'm concerned that he will get himself in trouble legally for doing this.

**A: no, it is not legal. If your friend has a business of owning rental property, he should at least know the landlord tenant law.

**A: the tenant can file a lawsuit against him for major damages. And win the lawsuit.
