Sorry for all the hubub, Homeguru and everyone else. I guess I misunderstood the rules of the road. I'm happy to offer my free advice without the business. It's hard to avoid wanting to help someone when it's obvious they need someone who knows what they're doing. But, if that's the rules, then that's the rules.

Have you considered contacting another lender or broker. There are several loans available with no money down at good interest rates that are extremely forgiving with foreclosures. With your fico being a 640, I am confident you will find another program. Good Luck
