I agree, but I just want to add that in sales involving real estate a contract which is written is a requirement.

There you go - now you've muddied the waters by increasing it to THREE simple, easy to understand answers! Haven't you learned better by now? :p

Let's cut a little slack for some of the OPs. While b11 seems (especially when his other postings are looked at)....a few six-packs short of a case, would any of us believe a one sentence answer from some internet weenie with no explination on a topic we know nothing about but that is important to us? I mean, come on. We know who's quick answer is worth something and who's is not, but most of those who know read a lot of the answers given. Coming in cold and taking a one time shot? I don't think so.

But I do agree with what you said (not with me being an internet weenie, but with the other stuff). I would want more than a one sentence answer from someone whose wisdom I did not already know and trust (the way I already know and trust mine :D).
