What is the name of your state? Minnesota

Is there any reason that I can't do the title search myself? All records are at the county recorder. right? Can't I just go down there and go through the records myself? (I know that I would have no legal recourse, if I missed something, but this is a very straight forward sale)

Do you have to update the abstract in order to file a warranty deed?

Are you asking if YOU are capable of providing a full and complete, reliable search of the chain of title to report the current condition of same? WE have no idea if you "can" do this- how many years of title searching experience do you have? If you are the buyer and no lender is involved and you want to risk 100% of your purchase price in the event you either miss something or a hidden defect exists, be our guest.

No update of abstract is required by RODs office to record a deed. FRankly, knowing all the different types of title defects that exist, one would have to be be really naive or an idiot to take title to a property without having a qualified party checking title.

I asked for advice. I honestly wanted to know if it was something that an individual could accomplish, or if it was really nessasary to have a title company or attorney do it. Instead of providing advice, you belittled my question and insulted me. I truely hope that this brings about the self esteem and importance in your life that you seem to be searching for.
