Fortunately there is the NJ Anti-Eviction Act. Renewals must be granted with only reasonable changes to the lease unless the landlord can demonstrate cause for eviction.

Banning your appliance or requiring you to pay water would be perfectly reasonable changes, as would be a significant rent increase and new deposit provisions.
