I live in CA. I guess my bottom line question is do I have any right to security. We signed our lease thinking that this complex we were in would have some. It had gated parking, the front door is supposed to be locked with buzz entry, it was broken when we signed the lease but we were assured that it would be fixed soon. 4 months later it is not. The gate to our parking broke not to long ago and still hasn't been fixed after 2 months. My car was hit in the lot and there are security cameras and supposedly those weren't working either. Do we have any legal expectation to those security measures?

What does it say in the lease regarding security?

It's a long shot...but I'd paper my LL well as to security features which fail to work and have not been repaired. ...in some other jurisdictions I have seen reports of LLs being held liable if security features are inoperative and something happens to you.

Call your city housing inspections desk and ask if your town requires security door lock and signal system when a building is like yours and if they do then tell the city LL has not fixed the one they have. As to parking lot gates -security and cams unless your lease promised those systems ( not likely ) I don't see much you can do other than to plan for moving and send to the LL written on real paper notice NOW that you will not renew and why and stay until your lease is up and find a new place to live during your last 30 to 60 days there and if you have to use a self storage unit so you can empty out slowly so its easier to clean and take pics of your units final condition .
