who is responible for a/c unit maintenance/fix in commerical rental?

What is the name of your state (only U.S. law)? California


I am commercial tenant, I wondering who is responsible for paying for A/C unit maintenance and fixes when it breaks down.

From what I read, it sounds like the landlord is responsible. I am responsible for inside of my 4 walls and they are responsible for outside of the four walls.

Am I correct?


A/C:
1.11 Landlord warrants and represents all structural roofing, mechanical, HVAC, electrical and plumbing systems are free from defects and in good working order upon delivery or premises.

5.3 Lessor's Obligations: Landlord shall keep foundation, roof and structural portions of exterior walls of the improvement on the property in good order and repair.
5.4 Lessee's Obligations: Lessee shall keep in good order, and repaid the premises and every part thereof, structural and nonstructural, all plumbing, heating, air conditioning, ventilation, electrical within the premises, windows doors plate glass located within the premises and sidewalk wigns located on the premises.

btw: if you are the tenant, you are the lessee. The landlord would be the lessor.

Is what you posted from your lease? Because the only terms which matter are the ones in your lease; residential LL/T law does not apply to commercial rentals.

I copy those from my "Term of Lease" and I am the lessee.

Shouldn't the landlord be responsible for the A/C unit?

I think, I am just trying to push my luck.

that is at the inception of the lease only. Once you begin the lease with those items in good working order, the rest is on you.

as you have already posted, here is the landlords obligations once you have entered the lease:

5.3 Lessor's Obligations: Landlord shall keep foundation, roof and structural portions of exterior walls of the improvement on the property in good order and repair.

his liabilities are, very simply put:

he has to keep the building standing and the rain off your head. The rest is your expense.
